Buyer Home Inspection

Each inspection takes between 3-4 hours. We will provide a detailed report plus a summary. Hang tags are used to identify shut-offs and energy supplies for water heaters and furnaces. Thermal imaging is used to help detect moisture issues that would not be visible and is great at identifying areas that are not adequately insulated. Drones are used for roof inspections. Post-inspection we can review images in HD quality to identify concerns.

Site Conditions

Grade of land and drainage of water from the house and the property. Report condition of components such as retaining walls and vegetation if their condition is likely to have an adverse impact on the house. Detached garages and carports are included in this scope.

Exterior Components

Visible and accessible wall coverings (cladding), trim, eaves, wall penetrations, flashing and sealants, windows, doors (including the garage vehicle door and any operator), decks, balconies, stoops, porches, and associated steps, handrails, and guards.

Roof Components

Includes visible and accessible roof coverings, roof drainage systems, flashing, and skylights. A drone will be used at no additional charge during inspection provided that it is safe to fly and all FAA requirements can be met.

Plumbing System

Includes visible parts of the interior water distribution system, the interior drain, waste and vent system, plumbing fixtures (such as faucets, sinks, and toilets), water heating equipment and associated vent systems, on-site fuel and distribution systems, sewage ejectors, sump pumps, and associated pipes.

Cooling Systems

Includes the air handler, evaporator coil, refrigerant tubes, condenser, and related components such as the condensate disposal tubes, auxiliary drain pans, and standard filters. Electrostatic filters and air purifiers are not part of the inspection scope.

House Interior

Components that are within the scope of a home inspection are wall and ceiling finishes such as drywall, interior doors including locks and hardware, interior stairways, handrails and guards, and countertops and cabinets.

Structural Components

Includes the visible and accessible parts of the foundation, floor structure, wall structure, ceiling structure, and roof structure. The home inspector is not an engineer. The inspection is not an evaluation of the adequacy of the structural components of the house.

Insulation and Ventilation

Includes visible insulation and vapor retarders, ventilation of attics and foundation areas, and local exhaust systems, including bathroom, laundry, and clothes dryers.

Electrical System

Inspection begins at service drop or visible lateral and includes the service entrance conductors, service equipment, panel-boards, enclosures, over current protection devices, grounding and bonding, branch circuitry and feeder conductors and associated conduit and tubing, ground fault devices, arc fault devices, and a representative number of receptacles, switches, and lights.

Fireplace and Chimneys

Includes all visible and accessible installed fuel-burning systems. Many important components of fireplaces, solid-fuel-burning appliances, and chimneys are not visible or accessible during a home inspection.

Kitchen Appliances

Built-in appliances that are permanently installed will be inspected. This includes range, cooktop, wall oven, microwave oven, dishwasher, food waste disposer, and trash compactor. Portable appliances that are remaining with the house can be added to inspection upon request.

Heating System

Includes heat sources such as furnace, air handler, or boiler, distribution systems such as ducts and pipes, chimneys and vents and related components such as thermostats.
