Buyer Home Inspection

Each inspection generally takes between 3-4 hours. We use drones as needed (no additional charge) for roof and exterior inspection. Post-inspection we will provide a detailed report and a summary. Customers are welcome to be present at the inspection.

Pre-listing Home Inspection

Performing an inspection as the seller can help get your house ready for market – allowing you to make needed repairs, obtain estimates for repairs, or disclose conditions to potential buyers. Your realtor can review your pre-listing inspection with you to help you determine what should be addressed before listing.

Home Owner Inspection

Regular home inspections are key to maintaining your home’s value and planning maintenance effectively. By having a home inspection performed you can identify potential issues early on and address them before they escalate, preserving the integrity of your home. This proactive approach not only ensures the safety and comfort of your living space but also helps to maintain its market value over time. Wood Destroying Insect Inspection

Wood Destroying Insect report (WDI) is a report that details findings through a visual inspection of a home by a licensed inspector. Common insects in Ohio include termites, carpenter ants, carpenter bees and wood-boring beetles. WHI performs inspections only; we do not provide treatment for any pests.

Radon Testing

A radon test can be added to your home inspection or can be done as a stand alone service. Real estate transactions require monitoring for at least 48 hours. WHI will place monitoring equipment on site prior to your inspection. Results will be reviewed day of inspection and be delivered with the rest of your inspection reports.

Sewer Scope

A sewer inspection identifies that you have clear flow from your house to the sewer. If you are buying an older home this add-on to your inspection is especially valuable. Knowing you have a clear path for waste to travel without being slowed by roots, cracks or separations will give you peace of mind.

Drone Inspection

Drones are an amazing tool to inspect your roof. Drone footage gives the inspector the ability to zoom in great detail to review your roof. Drone inspections are included in our inspection pricing. Pricing is available for drone inspections for routine maintenance and aerial photography.

Multi-Family Inspections and Maintenance Planning

This service is to provide owners with a detailed report of current conditions and to prioritize maintenance needs. Annual reviews can help owners prepare for capital expenses and reduce the stress of emergency issues on tenants and maintenance teams.
