Buying a new home can feel like a roller coaster. One day you’re touring homes, and the next you’re making an offer—and suddenly, it’s accepted. In the excitement, you realize there’s one important step you haven’t fully prepared for: the home inspection.
You may have intended to research and vet inspectors ahead of time, but between work, family, and house hunting, it can easily get overlooked. When that happens, most buyers lean on their real estate agent. Agents often provide a vetted vendor list or recommend trusted inspectors they’ve worked with before.
As inspectors, we build strong relationships with referring agents based on consistent performance and a shared commitment to client care. That said, it’s important to be clear: you, the home buyer, are our client. We work for you, and our goal is to give you a clear understanding of the home’s condition—including maintenance items, necessary repairs, and major safety concerns—so you can move forward with confidence.
Scheduling Your Inspection
We offer multiple ways to book your inspection: phone, online scheduling, or text. As a solo inspector, I’m often in the field, so if I’m unable to spend the needed time on a call, I may ask you to use the online scheduler or send your details via text.
Once your request is submitted, we review the property to ensure:
- The correct pricing is selected
- Any applicable discounts (such as bundled services) are included
After confirmation, you’ll receive an inspection agreement. Signing and accepting this agreement secures your appointment. We schedule on a first-come, first-served basis, and availability can be limited. Our goal is to be on-site within 48 hours of your request (excluding Sundays).
Before the Inspection
Once the agreement is signed, we coordinate with the seller or listing agent to confirm access to the home.
What Happens During the Inspection
A typical inspection takes 3–6 hours, depending on the size of the home and any additional services selected.
We encourage clients to attend—but not necessarily for the entire duration. Here’s a general timeline:
- Exterior inspection: ~1 hour
- Attic inspection: ~30 minutes
- Major systems (HVAC, plumbing, electrical, etc.): ~2+ hours
- Windows, Interior, and Bathrooms 2 hours
The best time to arrive is toward the end of the inspection. This is important for two reasons:
- We are responsible for the home during the inspection and cannot leave clients unattended.
- Certain parts of the inspection (like attic access or system testing) require full focus and are not safe or practical for client participation.
You can also request a 30-minute heads-up before we finish so you can arrive at the ideal time.
Review and Walkthrough
At the end of the inspection, we’ll:
- Go over initial findings
- Walk through the home and exterior together
- Answer your questions
- Review key observations beyond just photos
This hands-on walkthrough helps ensure you fully understand the property’s condition.
Your Inspection Report
Your full report is delivered within 24 hours of the inspection. This timeline allows us to carefully review:
- Photos
- Thermal imaging
- Drone footage (if applicable)
- Supporting documentation
We take this time to ensure the report is:
- Accurate
- Easy to read
- Clear and detailed in its comments
We are not “checklist inspectors” who generate reports on-site and leave. This review process is critical to providing you with meaningful, reliable information.
After the Report
Once you’ve reviewed the report and summaries, you’re welcome to schedule a follow-up consultation. These meetings are held during office hours so we can give you our full attention—without distractions from being in the field.
